Project Overview
Al Khawaneej School in Dubai is a large-scale educational facility developed across G+3 floors with an approximate built-up area of 70,000 m².
The project required BIM implementation across multiple disciplines to support design coordination, construction delivery, working drawing production, and as-built documentation.
With a fast-track delivery program and multiple disciplines requiring coordination, a structured BIM workflow was essential to maintain consistency across the design and construction stages.
OneClick BIM supported the project through BIM management, multi-discipline modelling, clash detection, construction documentation, and the development of an LOD 500 as-built BIM model.
OneClick BIM's Scope
OneClick BIM supported the project with BIM management and coordination across the architectural, structural and MEP disciplines.
The project scope included:
• BIM Management & Project Coordination
• LOD 300 BIM Modelling
• LOD 400 BIM Modelling
• Multi-Discipline BIM Coordination
• Clash Detection & Resolution
• Working Drawing Production
• Coordinated Construction Drawings
• Construction-Phase BIM Support
• LOD 500 As-Built BIM Model Development
• Model Validation for Future Facility Reference
The BIM model provided a coordinated digital environment for aligning multiple disciplines throughout the design and construction process.
Key Challenge
The primary challenge was coordinating a large institutional project within a fast-track delivery environment, where architectural, structural and MEP systems needed to be developed, reviewed and documented within a compressed schedule.
Maintaining coordination between disciplines was particularly important as the project progressed from design development to construction and ultimately to as-built documentation.
OneClick BIM addressed these requirements through structured BIM management, multi-discipline model coordination, early clash detection and progressive model development from LOD 300 and LOD 400 through to LOD 500.
OneClick BIM's Workflow
BIM Management & Project Setup
Project inputs and discipline-specific design information were reviewed to establish the BIM coordination requirements and modelling workflow.
Multi-Discipline BIM Modelling
Architectural, structural and MEP information was developed into coordinated LOD 300 and LOD 400 BIM models.
Clash Detection & Coordination
The multidisciplinary models were reviewed to identify clashes and coordination issues between architectural, structural and MEP systems.
Model-Based Drawing Production
Working drawings and coordinated construction drawings were generated from the BIM environment to support construction execution.
Construction-Phase BIM Support
The BIM model was updated and coordinated as the project progressed through construction, maintaining alignment between project information and site requirements.
LOD 500 As-Built Development
The model was updated and validated to develop the final LOD 500 as-built BIM model for future facility reference.
Final BIM Delivery
OneClick BIM delivered a coordinated BIM and construction documentation package for Al Khawaneej School.
The final deliverables included LOD 300 and LOD 400 BIM models, coordinated construction drawings, working drawings and an LOD 500 as-built BIM model.
The completed model provided a structured digital representation of the facility and supported design coordination, construction-phase decision-making, as-built documentation and future facility reference.
